A
short plat is the division or re-division of land into nine
or fewer lots, tracts, or parcels for the purpose of sale,
lease, or transfer of ownership.
A completed application on forms provided by the Department
of Community and Economic Development's Planning Division
is required along with an application fee, written narrative,
and a preliminary plat plan. A surveyor is not needed
for preparation of the preliminary plat as the high level
of detail required for the final plat is not warranted with
the preliminary plat approval process. After notification
of adjoining property owners and the notice of preliminary
decision is recieved the services of a licensed surveyor will
need to be obtained. The surveyor will need to survey
the new property lines and corners. The surveyor will
also need to prepare the final mylar drawing to be submitted
for recording with the Yakima County Auditor's Office.
The
short plat may contain specific requirements that must be
met prior to the City signing and recording your final short
plat. These requirements may include frontage improvements
to the street such as the construction of new curb, gutter,
sidewalks and street widening and paving.
All
public improvements must be installed prior to the recording
of the final short plat or provisions must be made with the
City Engineer for a method of financial security to assure
that the required public improvements will be constructed.
Submission
of a title certificate is required at the time of the final
short plat. This certificate is to be prepared by a
title company.
The final
short plat may be recorded at the Yakima County Auditor's
Office when the required property taxes are paid and all conditions
of the preliminary decision have been satisfied.
