Application for a
rezone of property includes review by the City Planning Division,
a public hearing with the Yakima Urban Area Hearing Examiner
and a public meeting with the Yakima City Council. The
review process is generally 14 weeks from submittal of application,
but may take longer.
A
written application on forms provided by the Department of
Community and Economic Development's Planning Division is
required to be completed and submitted with an application
fee. In addition to the required application a complete
legal description of the property will need to be attached.
The following questions are also required to be answered in
writing about the proposed rezone.
- Is the property suitable for land uses
allowed under the proposed zoning?
- Is the rezone proposal in agreement with
the Yakima Urban Area Comprehensive Plan?
- Are there adequate public facilities, such
as roads, sewer, and water available to serve the property?
- Will the proposed zoning and allowed uses
be compatible with neighboring land uses?
- Is there a public need for the proposed
change?
In addition to submittal
of the land use application, narrative and complete legal
description a complete State Environmental
Policy Act (SEPA) checklist is also required to be submitted
to the Department of Community and Economic Development's
Planning Division.
Attendance
of both the public hearing and City Council meeting is mandatory
by the applicant or his/her representative. If these two dates
are not attended this may be considered forfeiture of the
application and no refund will be issued.
