Administrative Modification

Administrative Modifications are for minor changes proposes for an existing development or changes in the use of the existing structures are anticipated to occur over time.  These changes may be in the use of the land and buildings, or may be physical additions or changes to the buildings, parking areas or other improvements.

  1. A proposed modifications may not alter a condition of approval previously imposed in an earlier review.
  2. Slight increases in parking may be permitted provided that the increase is less than 10% of the existing total or 20 spaces, whichever is least.
  3. Any new proposed use of an existing development must be a Class (1) or Class (2) use in the zoning district.
  4. The new proposal may not reduce or significantly alter the landscaping and site screening of the previously approved plan.
  5. The new proposal may not expand a nonconforming use or structure by more than 50% of the existing structure.
