(3) Review process allows public comment on projects, which
may have significant impacts upon adjoining land uses.
A public hearing is held for each Type (3) application.
As the Type (3) application is one of the city's most in depth
applications a completed application form is required along
with an application fee, written narrative and detailed site
plan. Site plans are typically prepared by an engineer,
landscape architect, architect or site planner. Upon
an application, a planner will become your contact person
and will assist you in the review process. During the
process a Development Services Team Meeting will be conducted
to review the technical aspects of the project. After
the application is determined complete by your planner a copy
of your Type (3)application and other pertinent information
will be mailed to property owners with a five hundred foot
radius of the subject property. The property must also
be posted by the applicant 20 days prior to the public hearing
with signs supplied by the City of Yakima. An applicant
or representative must be present at the public hearing or
else the hearing may be canceled or application denied.
The hearing examiner will
then issue his decision within ten working days after the
close of the hearing. Notice of the decision will be
mailed to you and all parties of record.
